• Tenancy agreements are completed to comply with the Deposit Protection laws, the Estate Agents Act, Client money protection, the Immigration Act, Housing Health and Safety Standard regulations, the Deregulation Act of 2015 the current Corona virus Regulations and the most recently the Private Rented Sector (electrical safety )regulations of 2020. In our opinion Government regulation of the private sector will only increase.
• Tenants are checked into the property using a detailed photographic inventory and utility companies and the council are provided with details of the tenancy
• We monitor rent payment and have an efficient rent accounting process including overseas landlord guidance and annual tax statements.
• Local reputable trades people deal with gas electrical and energy performance requirements, broken boilers ,fences gutters, electrics and plumbing issues etc.
• Except for the limitations imposed by the coronavirus regulations we undertake regular inspections of your property.
